Accounts Payable

We ensure prompt, correct recording and classification of all AP. We process from a wide variety of AP sources (vendors, utilities, mortgages, etc.) and manage payment methods and portals (i.e. AVID, Bill.com). This includes vendor setup (1099 prep) from work order to payment, reconciling sub-ledgers, and reviewing aging. We also handle complex AP like billbacks, ratio utility billings (RUBS) or bill splits.

Accounts Receivable

From digital payments to checks, we'll ensure rental income is recorded correctly and your tenant ledgers stay up to date. We’ll review tenant charges, validate move-in and move-out transactions, and make sure recurring rent charges are set up correctly. We can also handle affordable housing specifics (HUD or Section 8).

Bank Reconciliation

Your team at Proper will save you hours every month and make sure your bank reconciliations are reviewed on a weekly basis to proactively eliminate aged reconciling items helping us close the books faster every month. We also perform trust three-way reconciliation, subject to the capabilities of the software. This includes making sure the bank account matches the trust account balance and the adjusted cash balances (which take additional factors into consideration that have not yet happened in the bank).
